Following on from the release of the governments paper after the tragic and avoidable death of 2-year-old Awaab Ishak due to damp issues that lead to the black mould issue in his family home, we now provide a service aimed at landlords in the private sector.

Are you landlord leaseholder or a freeholder/ Right to Manage Company that has an old building with tenants that has damp issues ?

Do you have a high turnover of tenants due to persistent damp issues ? If so we can help.  We at Standard Heritage have a track record of drying out old buildings, helping make them dry and healthy homes. We have a background in sorting out tenant and landlord issues before they escalate. We also have qualifications in energy efficiency measures which are recognised by the UK Government

Our  surveys, reports and recommendations are in accordance with the overarching British Standard for all historic pre-1919 and traditionally built buildings: BS 7913: 2013 Guide to the conservation of historic buildings, with particular attention to section 6.3 Assessments of performance and pathology.

Our reports use the relevant parts of BS 5250: 2011+A1:2016  Code of practice  for condensation in buildings  and The Building Regulations 2010 Approved Documents:

  • C: Site preparation and resistance to contaminates and moisture
  • F: Ventilation
  • H: Drainage and waste disposal
  • L: Conservation of Fuel and Power

Where applicable, the relevant parts of the  Approved Documents are  referenced against the Historic England guidance;Building Regulations, Approved Documents and Historic Buildings ;https://historicengland.org.uk/advice/technical-advice/building-regulations/

Our  reports and their recommendations uses the following volumes of the English Heritage Historic England ‘Practical Building Conservation’ series for reference: Mortars, Renders & Plasters, Earth Brick and Terracotta, Stone.  Environment, Concrete, along with the English Heritage publication Timber Decay in Buildings; The conservation approach to treatment

Attention is  paid to the extensive research by Historic England in the Building Environment volume as building pathology is more than dealing with the decay of building materials, it encompasses the way the materials react with how the internal environment is used and how the place is used, heated and ventilated.

Relevant research documents produced by Historic England and the SPAB (Society for the Protection of Ancient Buildings) are used for guidance.
